Buyers often stretch to the full listed price and then discover a second bill. Add these items to your budget early so the total does not surprise you.
Paperwork and government costs
- Registration and stamp duty, and any transfer-related charges
- Legal fees for checking the deed chain and drafting documents
- Bank charges if you take a home loan: processing, valuation and insurance
Building and utility costs
- Utility connection or transfer fees for gas, electricity and water
- Any one-time payment to the owners association, such as a deposit or fund
- Monthly service charge, which you will pay for as long as you own the flat
Making it liveable
- Interior work, curtains, cabinets and light fittings
- Moving costs and a small reserve for early repairs
A useful rule: keep a cash buffer on top of the down payment so one unexpected bill does not derail the purchase.
