How to Read a Rent Agreement Before You Sign It
A rent agreement is short, so it is tempting to skim it. The clauses below cause the most arguments later, so read them twice.
Money clauses
- Monthly rent, the due date and how you will pay
- Advance or security deposit, and exactly when and how it is returned
- Who pays service charge, gas, water, electricity and parking
Time clauses
- Lease length and the notice period for either side to leave
- How much the rent may rise at renewal, written as a number or a percentage
Condition clauses
- A list of fittings and their condition on move-in day, ideally with dated photos
- Who repairs what, and how quickly
- Rules on guests, pets, subletting and use of the flat
If the owner promises something by word, ask for it in writing. Spoken promises are hard to prove.
