Lifts, Fire Exits and Generators: Safety Checks Before You Buy

Buyers spend hours on the flat itself and minutes on the building. The shared parts matter just as much for daily life and for safety.

Walk the common areas

• Is there a second staircase or exit, and is it free of stored goods?
• Are fire extinguishers present, and do the tags show a recent check?
• Are the lifts working smoothly, and is there a service contract?

Ask the committee

• Who runs the generator, and how is the fuel cost shared?
• How is the water reserve cleaned, and how often?
• Is the service charge fixed, and what does it cover?

Check the structure

• Look for cracks in pillars and around windows, and damp patches on ceilings
• Ask whether the building was built to an approved plan and has a completion certificate

If the seller or committee is unwilling to answer these questions, treat that as an answer.
